The May figure represented a 2.1% increase from the previous year. June's median showed a 1% year-over-year gain. The new measure surpassed the former record of $488,995 set in November 2025. Las Vegas Realtors President George Kypreos noted that local home prices have remained stable throughout the year despite reaching this high-water mark. The total value of real estate transactions tracked through the Multiple Listing Service during May reached nearly $1.30 billion for homes. Total sales values were up 2.5% compared to the same period one year earlier.

Condo and Townhome Prices Show Different Trajectory

The condo and townhome segment followed a downward trajectory, unlike single-family homes. The median price for condos and townhomes stood at $295,000 in May, down 3.9% from May 2025. Prices slipped further to $292,000 by June. This represented a 4.3% year-over-year decline and a $3,000 decrease from the previous month. The total number of active listings reached 9,331 homes in June, up 36.3% from the previous year. This expansion gave buyers more options than they had during the same period in 2025. Las Vegas led the nation in inventory growth and experienced a 77.6% year-over-year increase in housing stock. Active listings rose from 6,850 to 7,600 homes over a two-month period earlier in the year. December 2025 ended with the market already showing signs of this move. Single-family homes listed without offers totaled 6,396, up 28.8% from one year earlier. The 2,322 condos and townhomes without offers in December represented a 31.7% increase year-over-year.

Sales Volume Declines for All Property Types

Rising inventory contrasted with sales activity that moved in the opposite direction. June saw only 1,946 homes sold, down 6.8% from the previous month and down 7% from June 2025. Valley home sales dropped below 2,000 units in a month for the first time since February. Full-year data for 2025 revealed a total of 28,498 existing homes, condos and townhomes sold, down from 31,305 properties in 2024. This represented the lowest annual sales total since 2007.

Market Supply Reaches Three-and-a-Half Month Level

The combination of increased inventory and decreased sales pushed the Las Vegas real estate market supply metric higher. Months of available inventory increased from 3.35 to 3.6 months. The sales pace in December equated to nearly a four-month housing supply, compared to a three-month supply one year earlier. These changes moved the market closer to a balanced state, though it remained within seller's market territory at 3.6 months of supply.
