Las Vegas Valley Single-Family Homes Market Report – March 2026
The Las Vegas housing market showed strong activity in March, with rising sales and steady buyer demand despite a slight dip in monthly prices. Here’s a breakdown of the latest trends shaping the market.
 
Home Sales Surge
A total of 2,307 homes were sold in March. This represents a 42% increase compared to February and a 7% increase year-over-year, signaling renewed momentum as the spring buying season begins.
 
Pending Sales Indicate Continued Demand
There are currently 2,378 homes pending, reflecting 5% growth from last month and 7% higher than this time last year. This suggests buyers remain active and additional closings are likely in the coming months.
 
Inventory Continues to Rise
Available single-family homes reached 7,116 listings, marking a 4% increase month-over-month and an 8% increase compared to last year. More inventory gives buyers additional options and may help balance the market.
 
Average Sales Price
The average sales price is $623,996. While this represents a 3% decrease from February, prices remain 3% higher than March of last year, indicating long-term price growth despite short-term fluctuations.
