February 2026 Las Vegas Housing Market Update
 
The February 2026 housing market report for the Las Vegas Valley shows a market that continues to stay active, with rising prices and strong buyer demand despite some year-over-year shifts.
 
 
 
Sales Activity
A total of 1,627 single-family homes sold in February, marking an 11% increase compared to January. However, sales are down 10% compared to February of last year, indicating that while activity is picking up month-to-month, the market is still adjusting compared to last year’s pace.
 
Pending Sales
Buyer demand remains strong with 2,259 homes currently pending, reflecting an 11% increase from the previous month and 8% higher than this time last year. This increase suggests continued momentum heading into the spring market.
 
Inventory Levels
There are currently 6,814 homes available for sale, which is slightly down 1% from last month but 6% higher than a year ago. While inventory has grown compared to last year, the slight monthly decline indicates homes are still moving steadily.
 
Home Prices
The average sales price rose to $644,408, representing a 4% increase from January and a 6% increase year-over-year. This steady growth highlights continued price strength across the Las Vegas single-family home market.
